About Buyer’s Representation AgreementsIt is important for the buyer client and their Realtor to discuss the Buyer Representation Agreement in the initial interview. In many cases, it is recommended that the buyer and agent agree to the terms of this agreement prior to viewing properties, and sign a written agreement based on those terms. The agreement should spell out the responsibilities of both parties throughout the real estate process. A real estate buyer’s representative, or agent, represents the buyer purchasing property in a real estate transaction. Research by the National Association of REALTORS has shown that when a buyer’s representative (agent) was used, the prospective buyer found their home one week faster then on their own and examined three more properties than consumers who did not use a buyer’s representative. Additionally, their Realtor was able to access a much larger pool of homes offered for sale, increasing the likelihood that they would find just the right home. The buyer's representative works for and owes fiduciary responsibilities to the real estate buyer throughout the entire real estate process.
